Residential development: apartment buildings and complete districts in three countries

SAVO has been on the market since 2006, and residential buildings remain the core of what the group puts up. The work covers comfort- and premium-class apartments: single buildings where the plot allows only one, whole districts where it allows more. Across the three markets 320 000 m² have been built and 3 920 apartments have found their owners.

An apartment is bought once; the ground around it is used every day. The group therefore plans the courtyard before the façades — closed to through traffic, with playgrounds, lawns, trees, walking paths and, where the plot takes it, a pool. Of the current programme 52 000 m² are in the active construction stage, and the architecture is answered country by country rather than by repeating one house type three times.

What it covers

Comfort and premium class

The two classes differ in finish, ceiling height and how much of the plot goes to landscaping — not in whether the courtyard is planned at all. Layouts run from compact one-room apartments to family flats with a separate kitchen-living room. In Vilnius the apartment lines carry their own names, HARMONIJA, ŽAISMAS, OAZĖ and ŠVELNUMAS, and each line keeps its own finish standard.

A complete environment for living

The group does not build separate houses. A courtyard is closed to traffic and holds playgrounds, lawns, trees and walking paths; where the plot allows, a pool and a water feature as well. Shops, a pharmacy and cafés sit on the ground floors, so the first residents are not waiting for them to appear.

Lucky Homes by SAVO, Vilnius

Dark clinker brick, glazed stair towers, mid-rise volumes. Lucky Homes 1 stands on Gerosios Vilties g. 27, the second stage on its own address on Kalvarijų g. 55, both on landscaped grounds with hydrangeas, young trees and lawns. The architecture is deliberately European and reads nothing like the group's Ukrainian district; that contrast is a decision, not an accident of budget.

Evromisto by SAVO, Kyiv region

A residential district rather than an address: buildings Shchastia 1, 7, 9 and 11, with a second phase, Evromisto 2, in design. Between the blocks are closed courtyards with playgrounds, a fountain and a pool bowl. A replica of the Eiffel Tower stands beside the district sign, which is where the European name comes from, and apartments here are handed over finished — buyers receive keys rather than promises.

Villajoyosa Residence, Costa Blanca

A residential building in Villajoyosa, next to Benidorm, at design stage. After commissioning the group stays on the territory, so the lawns, the paths and the planting are kept by the people who laid them.

In the courtyard, in spring

How a SAVO district comes about

  1. The plot decides the class

    Before a plan is drawn the group settles what the ground can carry: how many storeys, how much of it stays open, whether the result is comfort or premium class. Soil, access roads and the surrounding streets set the limits. A site that cannot hold a courtyard worth living in is not bought.

  2. Architecture for the country it stands in

    The design follows local building practice and local taste. Clinker brick and compact mid-rise volumes in Vilnius; larger blocks around wide courtyards in the Kyiv region; a sea-facing building with terraces on the Costa Blanca. The same engineering standards produce three visibly different buildings.

  3. Construction in phases

    Blocks are raised in phases, so residents of an early stage are not living beside a crane for years. Of the group's current programme 52 000 m² are in the active construction stage. The courtyard of a completed phase is landscaped and opened rather than fenced off until the last block is done.

  4. Handover, then the yard

    Apartments are handed over with the common areas and the courtyard complete. After commissioning the territory stays with the group: lawns, playgrounds and paths are maintained, and the next phase is planned against what residents actually use. 3 920 apartments have passed through that sequence.

What you deal with, stage by stage

At the start you deal with the project itself rather than with a chain of intermediaries. The group sells its own buildings, so the person showing you a layout works for the company pouring the concrete. Questions about ceiling height, the courtyard plan or the finish standard are answered from the drawings in use on site.

During construction the counterpart does not change. A buyer who reserves early follows the same project through to handover, and the papers are signed in the country where the building stands, before a notary, under that country's rules. Nothing moves to a sales agency that disappears at completion.

After the keys the relationship continues, because the group remains on the territory. The courtyard, the ground-floor premises and the service companies have the same owner as the building. If something in an apartment or in the common areas is wrong, the address for it is the developer, not a project company that has already been wound up.

Evromisto by SAVO in the Kyiv region is a whole district of blocks around closed courtyards, with commercial ground floors and its own infrastructure.

    Are apartments handed over finished or as a shell?

    In the Ukrainian district the accent is finished housing: residents receive an apartment they can move into rather than a concrete box. In every project the finish standard belongs to the apartment line and is written into the documents you sign, so it can be checked before you commit.
